Fees & pricing
We charge a monthly management fee calculated as a percentage of collected rent, with no fee owed on vacant units. Short-term rental hosting is billed as a percentage of booked revenue. Your fee rate is confirmed in writing before we take on a property.
Yes, a one-time leasing fee applies when we place a new resident, covering marketing, showings, screening, and lease execution. This fee is disclosed up front and never bundled quietly into the monthly statement.
We bill maintenance and repair invoices at cost. Any coordination fee on larger projects, such as a renovation or capital repair, is agreed with the owner before work begins.

Owner reporting
Owners receive a monthly statement summarizing rent collected, expenses paid, and net proceeds, along with supporting documentation for every charge. Statements are delivered on the same schedule every month.
Net proceeds are distributed within the first ten business days of each month, once the prior month's rent roll and expenses have been reconciled.
Yes, we provide a year-end summary of income and expenses for each property to support your tax preparation, in addition to your monthly statements.

The management relationship
You will have a direct point of contact on our team rather than a call center. We reach out proactively on leasing updates, maintenance needs, and lease renewals, and you can always request a call to walk through your statement.
Routine, lower-cost repairs needed to keep a unit safe and habitable are handled directly so residents are never left waiting. Anything above an agreed threshold, or any non-routine work, comes to you for approval first.
Our standard agreement runs month to month after an initial term, with a straightforward written notice period to end the relationship. We would rather earn your business every month than lock you into a long contract.
Yes. For owners interested in raising a property's value through renovation or repositioning, we offer property-value partnerships where we help plan and oversee the improvements alongside ongoing management.
