How we underwrite

Conservative on income. Honest about cost.

We model in-place rents before renovation premiums, carry real vacancy and bad-debt assumptions, and price capital work from contractor scopes rather than per-door averages. Partners receive the full model, the rent comparables behind it, and the downside case before any commitment is made.
